IGRS Telangana
The Registration and Stamps Department is age-old department functioning way back from the year 1864. The objective of the department is to give publicity to the registered documents. Registration of a document is a notice to the public by way of definite recorded information to the world at large to enable the public to verify the records and enquire therefrom the right, title, and obligations if any on any immovable property.
Further, the department is acting as a “Royal record keeper”, by preserving age-old records and providing copies of the records held by it to provide proof of genuineness in the Court of Law.
The department is collecting revenue from the State exchequer by way of Stamp Duty, Transfer Duty, and Registration Fees. At present, the department is the third-largest revenue-earning department in the state of Telangana.

Encumbrance Certificate
The encumbrance certificate is an important document. It is mainly in the category of the land certificate. This certificate plays an important role at the time of purchase or sale of any property (usually land, house, etc.). It is a document that contains all the legal and financial information about the property and serves as proof that the property can be transferred without any litigation.
To Search Encumbrance Certificate (EC)
Citizens of Telangana State can search for their e-Encumbrance Certificate on the IGRS system. All they need to do is follow the steps given below-
- Visit the official website of the Registration & Stamp Department, Government of Telangana.
- On the homepage, click on the “Encumbrance Search (EC)” option under Online Services.
- An e-Encumbrance Statement will open on your screen.
- Citizens have to read the statement and then click on the “Submit” option.
- After submitting the statement, a search page will open.
- Citizens will have two search options viz. search by Document No. and Search by Form Entry.
- They have to select one option and have to enter the year of registration.
- Search by Document No.
- In this, enter the first letter of the SRO name/ code and click on the “submit” option, and the e-Encumbrance certificate will open on your screen.
- Search by Entry Form
- If citizens select the entry form option, they will have to fill out a form. In this form, they have to fill in building/structure, land, and SRO details in the space provided and submit the details. After submitting the details, they can see the EC on their screen.
To Get Telangana Encumbrance Certificate Form Online
Certificates can be availed online through the Telangana MeeSeva portal. Follow the steps given below-
- Firstly, visit the official portal of Telangana Meeseva Portal.
- The homepage will open on your screen.
- Click on Application Form on the homepage.
- Find the Registration option under this tab.
- Click on Encumbrance Certificate under the Registration option.
- The form will be downloaded to your computer.
- Now fill in the details asked in the application form.
- The information should be filled in correctly and attached the relevant documents to the application form.
- Submit the form to the MeeSeva center.
- The form will be submitted and after a period of days, applicants can track it through the IGRS Telangana Portal.
Encumbrance Certificate Fees
Encumbrance Service Certificate can be obtained by paying a service charge of Rs.25. An additional amount is payable along with the service charge for obtaining the Encumbrance Certificate. Being a legal document, applicants who are 30 years and above have to pay an application fee of Rs.500/- for processing the Encumbrance Certificate. Other applicants who are below the age of 30 years have to pay Rs.200/-.
To Know Your SRO
The Sub-Registrar’s Office (SRO) is an important part of the Registration and Stamps Department as it is responsible for handling all the data related to registration. If a person in Telangana does not know about the SRO falling under his/her jurisdiction then he/she can take the help of the IGRS portal. He has to follow the simple procedure given below to know his SRO-
- Firstly, visit the official portal of Telangana Meeseva Portal.
- The homepage will open on your screen.
- Click on “Know you SRO” on the homepage.
- Select the “Know your Jurisdiction SRO” option.
To get e-Stamps
- Firstly, visit the official portal of Telangana Meeseva Portal.
- The homepage will open on your screen.
- Click on “ e-Stamps” on the homepage.
- On the next page, details of e-stamps will be presented on your screen.
- Fill in the details in your respective stamps and register.
